NCN 12 runs on a segregated tarmac path next to Swanland Road between Wash Lane at South Mimms Services and Water End village.

The section north of South Mimms between Warrengate Lane and Warrengate Road is further away from the road and runs between two hedges dominated by brambles.

The route continues on Warrengate Road through Water End, where Mimmshall Brook goes down a sink hole. It resurfaces to the west near Roestock to flow into the River Colne.

The houses along Warrengate Road used to suffer from flooding before this flood barrier was built. However, restricting the are of the flood plain near the sink hole may have exacerbated flooding on NCN 12 under the M25.
